Projects taken from survey to handover

Independent house, Sector 57 — delivered in eleven months

A 300-square-yard plot with a sanctioned plan and an owner working abroad. We surveyed, priced a turnkey BOQ, and built to a dated schedule with weekly photographs. Handover came eleven months after mobilisation, with the snag list cleared in the twelfth week of finishing.

Builder floors, South City — four units, one schedule

Four floors on one plot, each sold to a different buyer with different finishes. We ran a single structure programme and split only at the finishing stage, so the shell went up once and each buyer still got the specification they had paid for.

Office fit-out, Udyog Vihar — occupied in nine weeks

A 6,000-square-foot bare shell with a hard date for the client’s lease start. Civil, electricals, HVAC, false ceiling and joinery ran in parallel under one supervisor. The team moved in nine weeks after handover of the shell.

Warehouse shed, Manesar — production line moved in on time

A pre-engineered shed with a heavy floor loading requirement and a production line waiting in transit. Foundation and flooring were sequenced around the crane schedule, and the client commissioned the line inside the month they had planned for.

Warehousing land, Sonipat — title cleared, parcel assembled

Three contiguous parcels, one carrying a disputed succession entry. Our diligence desk mapped the chain, counsel obtained the release, and the parcels were assembled and registered for a single buyer over four months.

Commercial floor, Gurgaon — acquired, built out and leased

A client wanted yield rather than appreciation. We sourced a floor in a completed building, negotiated on documented defects, fitted it out to a lettable standard and had a tenant in place at benchmarked rent within eleven weeks of registration.

Farmhouse, Sohna Road — job declined at survey

The plot had no sanctioned plan, a disputed boundary on one side and an access road the revenue record did not show. We declined the job at survey stage, set out in writing what had to be resolved first, and built for the same client two years later.

“They told us the plot was not ready, and they were right. We sorted the boundary and the sanction, came back two years later, and they built it.”

Rooftop addition, Sushant Lok — built over an occupied home

An additional floor over a house the family continued to live in. Work was sequenced around their routine, the staircase was cut last, and dust containment and access were planned before a single tool went up.

Family land holding, Bhiwadi — partition resolved and sold

Four branches of a family held undivided shares in a single holding. Counsel drew the partition, mutation was completed branch by branch, and the parcel was sold as one clean title with proceeds distributed as agreed.
