Projects are priced one of two ways: a fixed rate per square foot of built-up area for turnkey work, or an item-rate contract against a bill of quantities where you want to control materials yourself. Both are agreed in writing before we mobilise.

Payments follow the work, not the calendar. Each milestone is inspected with you on site before it is billed, and no payment runs ahead of what has actually been completed. The rate quoted covers materials of the specified brands and grades, labour, supervision, scaffolding, water and power arrangements at site, and statutory labour compliance. It excludes the cost of the plot, government sanction and development charges, electricity and water connection deposits, and any client-supplied material or fitting above the agreed specification. Where you upgrade a finish mid-project, the difference is quoted in writing and added as a variation before it is executed, never billed as a surprise at the end. Statutory taxes apply on all invoices.
