Frequently asked questions
Answers to what we are asked most. If yours is not here, write to us.
Send an enquiry through the contact form or register on the site. We call you back within two working days, take a short brief on what you need, and tell you which desk will handle it. The first consultation is free and carries no obligation.
We ask what you are trying to do, what the money or the property is for, and what your timeline is. We then tell you honestly whether it is something we can place, and what documents would be needed to take it further.
Our site teams work across Delhi NCR and the immediate corridors, because that is where we can supervise properly and get materials to site the same day. Projects further out are considered case by case.
Most of our work runs between 2,000 and 20,000 square feet of built-up area. Smaller jobs are taken on where the site is within reach of a running project, so a supervisor can be there daily.
A standard house on a sanctioned plan runs nine to twelve months from mobilisation to handover. An interior fit-out takes six to ten weeks and a warehouse shed three to five months. Each stage is dated in the schedule you sign.
One engineer stays with your project from the first site visit to handover, supported by the site supervisor running your job. A director signs off every estimate and contract before it reaches you.
We build. Residential, commercial, industrial and interior projects, executed by our own supervisors and crews, priced against a written bill of quantities and delivered to a dated schedule.
The title documents for the plot, the sanctioned building plan if you have one, site access, and a clear brief on what you want built and what you want to spend. If the plan is not yet sanctioned, we take it through.
Yes, within reason. Renovations, rooftop additions, boundary walls and single-floor fit-outs are regular work for us. Very small repair jobs we usually cannot staff properly, and we will say so rather than take them and neglect them.
Gladly. If you already have an architect, we build to their drawings and coordinate with them through the job. If you do not, our team can prepare the drawings and take the plan through sanction.
Our own supervisor, employed by us and present on site through working hours. Specialist trades such as lifts, HVAC or aluminium work are engaged from our vendor panel but work under our supervision.
Changes are normal. Any variation is measured, quoted in writing and approved by you before it is executed. Nothing is added to your final bill that you have not already agreed in writing.
It sources land and commercial property, verifies title, prices the asset, negotiates, and takes the transaction through registration, mutation and possession. Some assets we hold on our own book, some we buy for clients, some we co-invest in.
Title chain, encumbrance certificate, mutation records, approvals, land use and pending litigation are checked on record before any advance is released, and counsel issues an opinion on every transaction.
Sometimes, but only where the buyer is legally eligible and the intended use is realistic. Land use, ceiling limits and conversion prospects are checked before we recommend anything.
Yes, for assets held for yield. We source tenants, benchmark the rent, and handle the lease documentation and renewals.
Stamp duty, registration charges, valuation, legal fees, mutation costs and any brokerage. All of these are shown to you at actuals before you commit.
We agree an indicative holding period and an exit route with you before purchase. For land it is usually three to seven years; for pre-leased commercial assets, the horizon is driven by the lease.
Two ways. A turnkey rate per square foot of built-up area against an agreed specification, or an item-rate contract priced line by line against the bill of quantities, measured and billed on actual work done.
Against completed milestones, inspected with you on site before billing. Ten per cent on mobilisation, twenty on plinth, thirty-five on structure, twenty-five through finishing and ten on handover.
The cost of the plot, government sanction and development charges, electricity and water connection deposits, and any fitting or finish you upgrade above the agreed specification.
Yes. The first site visit, the measurement and the indicative estimate cost nothing and carry no obligation. Charges begin only once you sign the contract.
Work completed to that date is measured and billed, materials already delivered to site are chargeable at cost, and anything not yet started is not billed. The final statement is issued within seven working days.
By bank transfer to the company account named on your invoice. We do not accept cash, and we will never ask you to transfer money to an account given over the phone or in an unverified email.
We can help with the documentation a lender asks for: the sanctioned plan, the cost estimate, the contract, the priced BOQ and the stage completion certificates. We are not a lender, a DSA or a loan agent.
Public and private sector banks, housing finance companies and NBFCs that fund construction in this market. We know what each one asks for before releasing a stage, which is usually where disbursement stalls.
The contract copy, the priced bill of quantities, the schedule, the specification, stage completion certificates and site photographs. If a valuer wants to inspect, our supervisor meets them at the site.
No. It is part of running your project properly. A site that goes idle waiting for a tranche costs us as much time as it costs you money.
Yes. Our property desk sources land, builder floors and commercial units, verifies title and handles the transaction through registration. Many clients buy and build through the same team.
A written progress report every week with photographs, the material consumed, the work completed and what is planned next. You also get a call from the engineer running your project.
