How we identify, price and contain risk
How risk is identified, priced and contained
Every site and every asset carries risk. Our job is not to pretend otherwise but to put a number on it and either mitigate it, price it into the deal, or tell you plainly that it cannot be managed.
The same framework runs across both desks. A project file and a property file are both scored on four heads of risk before we accept the job, and the assessment is refreshed before completion.
Where a risk cannot be mitigated or insured, we say so in writing and let you decide.
Prices fall as well as rise. We test every acquisition against a lower price band and a longer holding period before we recommend it.
Title chain, encumbrance, land use, approvals and pending litigation are checked on record, not on the seller’s assurance.
Buyers, sellers, vendors and subcontractors are put through KYC and source-of-funds checks before the file moves.
The checks we apply, and how consistently we apply them
Identity and standing of the counterparty, source of funds, title and encumbrance on the asset, approvals and land use, pending litigation, and the financial capacity of the party on the other side of the transaction. Nothing is taken on assurance alone.
Assets with an unresolved title defect, sellers who will not produce the original chain of documents, transactions structured to avoid stamp duty or tax, and any counterparty who cannot satisfy our KYC and source-of-funds requirements.
The full risk note, in writing, before you commit: what we verified, what we could not verify, what it would cost to fix, and our own recommendation. If we would not buy it ourselves, we tell you that too.
Each desk is accountable for the risks it accepts
